| Position Summary: |
The Community Manager’s is responsible for supervising implementation of the approved management plan under the immediate supervision of an Community Portfolio Manager. The approved management plan includes the following elements: maintenance of the physical appearance of the property, maintenance of occupancy standards at the highest level achievable, provision of maximum level of service to residents, promotion of good resident relations, reduction of excessive operating costs, and minimization of bad debt. |

| Job Functions : |
1) Read and become familiar with Affirmative Fair Housing Market Plan for assigned property.
2) Oversee leasing and marketing activity for the property.
3) Oversee the processing of applications to include verifying credit and rental references, following-up to ensure verification forms have been properly signed, and mailing forms to appropriate parties for completions.
4) Oversee administration of the tenant re-certification process.
5) Manage property budget in accordance with established guidelines.
6) Collect rents and landlord delinquencies as needed.
7) Supervise timely completion of unit preparation for occupancy and compliance with standards.
8) Provide supervision of routine maintenance to residents and follow-up for assurance of resident’s satisfaction.
9) Provide guidance and supervision to Leasing/Assistant Manager and site Maintenance Staff.
10) Ensure that all required information is input into Yardi Voyager system according to scheduled deadlines. |

| Requirements : |
1) HS Diploma or GED. 2) Minimum 3 to 5 years previous property management experience. 3) PC/Internet proficiency |

Will supervise all staff assigned to that property |

| Working Conditions : |
Duties are conducted primarily in an in doors office environment. It is necessary to go outside to walk the property, show units to prospective tenants, and perform unit inspections. |
