Job Title: Community Lease-Up Marketing Specialist
Reports To: Vice President of Operations
Job Summary:
The Community Lease-Up Marketing Specialist is responsible for developing and executing marketing strategies to drive leasing and occupancy in newly constructed or renovated multi-family communities. Their role involves a blend of creative and analytical tasks to attract potential residents and ensure a successful lease-up. This role involves collaborating with community management teams, owners, and partners to develop a strong brand presence, attract prospective residents, and achieve leasing goals.
Key Responsibilities:
Marketing Strategy Development:
- Develop comprehensive marketing strategies and plans to drive traffic and secure leases for newly developed communities.
- Identify target audiences and design marketing tactics (online, offline, and direct) to effectively reach these groups.
- Collaborate with project managers, property owners, and partners to ensure consistent messaging and positioning.
Advertising and Promotion:
- Oversee digital marketing efforts, including social media campaigns, website management, SEO, and email marketing.
- Manage traditional advertising channels such as print media, signage, and events.
- Create engaging content, including blog posts, brochures, newsletters, and flyers.
Lead Generation and Conversion:
- Generate leads through digital and in-person marketing efforts, such as open houses, virtual tours, and community outreach.
- Track and analyze leads to ensure a high conversion rate from inquiries to signed leases.
- Maintain communication with leads through follow-up emails, phone calls, and personalized outreach.
Branding and Property Positioning:
- Develop and maintain the community’s brand identity through consistent messaging, visuals, and content.
- Work with design teams to create effective and attractive community signage, floor plans, and promotional materials.
Market Research and Analysis:
- Conduct market research to understand competitive community pricing strategies, and tenant preferences.
- Analyze occupancy rates, leasing trends, and customer feedback to form marketing decisions and tactics.
Reporting and Performance Tracking:
- Track and report on the success of marketing campaigns, adjusting strategies as needed to meet leasing goals.
- Provide regular updates and reports on marketing performance and occupancy rates to senior management, owners and partners.
Skills and Qualifications:
- Bachelor’s degree in Marketing, Business, Communications, or related field.
- 2-3 years of experience in real estate marketing or related fields, with a focus on leasing or property marketing.
- Strong knowledge of digital marketing, including social media, SEO, and paid search advertising.
- Excellent communication skills, both written and verbal.
- Proficiency with marketing software (e.g., Google Analytics, CRM systems, email marketing platforms, social media tools).
- Ability to think creatively and strategically.
- Strong organizational skills and attention to detail.
- Ability to work independently and collaborate with various teams.
Preferred Qualifications:
- Ability to travel up to 75%. May include non-local travel and weekends.
- Experience in marketing for multi-family properties or commercial real estate.
- Knowledge of property management systems (e.g., Yardi, RealPage, etc.).
- Graphic design skills or familiarity with design tools (e.g., Adobe Creative Suite) are a plus.
- Familiarity with leasing terminology and practices.
