Career Description
Columbia Residential is an integrated real estate development and property management company with a substantial portfolio of affordable multifamily properties. The Asset Manager is a result driven position responsible for maximizing the financial and physical performance of an assigned portfolio of Columbia properties. We are seeking a highly skilled and experienced Asset Manager to oversee the management and performance of our multifamily property portfolio. As an Asset Manager, you will be responsible for maximizing the value and profitability of our multifamily properties through strategic planning, financial analysis, and collaboration with Investors, Lenders, and Partners. This position reports to the Vice President of Asset Management.
Responsibilities:
- Portfolio Management:
- Develop and implement comprehensive asset management strategies for the multifamily property portfolio.
- Monitor and evaluate property performance, including financial performance, occupancy rates, and market trends.
- Conduct regular property inspections and assessments to identify areas for improvement and ensure compliance with regulations and standards.
- Develop and maintain strong relationships with property management teams, investors, lenders, and other stakeholders.
- Financial Analysis and Reporting:
- Conduct financial analysis, including budgeting, forecasting, and variance analysis, to optimize property performance and maximize returns.
- Prepare regular financial reports and presentations for senior management, investors, and other stakeholders.
- Monitor and analyze market trends, economic indicators, and industry benchmarks to identify opportunities and risks.
- Restructuring and refinancing:
- Assist in the evaluation of potential refinancing and recapitalization opportunities for the assigned portfolio.
- Conduct due diligence, financial modeling, and risk analysis for potential refinancing/restructuring.
- Escrow analysis for replacement and tax reserves.
4. Asset Enhancement:
- Develop and implement strategies to enhance the value and performance of multifamily properties.
- Identify and oversee property improvement projects, renovations, and capital expenditure initiatives.
- Monitor and manage property-level operational and capital budget.
5. Risk Management:
- Identify and mitigate risks associated with the multifamily property portfolio.
- Implement risk management strategies, including insurance coverage, lease agreements, and legal compliance.
- Stay updated with industry regulations and best practices related to asset management and property operations.
Requirements:
– Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field.
– Minimum of 2 years of experience in asset management, preferably in the multifamily property sector.
– Strong financial analysis and modeling skills.
– Exceptional knowledge of real estate market trends and industry best practices.
– Proven ability to develop and implement asset management strategies.
– Strong communication and interpersonal skills.
– Ability to work independently and as part of a team.
– Proficiency in Real Page software and financial modeling tools.
